DIVISION 1. GENERAL REQUIREMENTS


SECTION 01010. SUMMARY OF WORK
A. Project
Considerations:




1.
Project Name and Project Number
a.
Assigned by UAO.
b.
Must appear on all drawings and specification pages.
c.
Must appear on all correspondence.

2.
Project Site Location and Address
a.
Show as area map on drawings or include in documents.
b.
Indicate location of pre-bid meeting and available parking for
contractors attending the meeting.
c.
Obtain building street address from Facilities Programming
(812) 855-7361.


3.
Project Pre-Bid Walk-through Meeting and Bid Openings
a. The UAO Contract Specialist (812-855-7106), in consultation with
A/E representative, will set date and time.
b. Mandatory attendance at a pre-bid walk-through is usually not
required for general contractors and their sub-contractors. Verify
arrangements to see the site after the walk-through with the
building manager's office.
c. Bid openings are always held at 2:00 P.M. in the Service Building,
700 North Walnut Grove, Bloomington, Indiana.

4.
Permits for Construction, Variances and Inspections
a.
Local building permits are not required on any of the
campuses. In general, State Building Commissioner's Office
plan review and construction releases are required if any of the
following conditions are met:
1. Installation of sprinklers, wheelchair lifts and
elevators.
2. Change of Occupancy.
3. Construction of more than 100 lineal feet of wall or
installation of more than one restroom,
4.
When required by the UAO or Indiana General
Administrative Rules.

b.
Applications for Construction Release or Variances from
Construction Rules must be reviewed and signed by the
University Architect.
c.
The Construction Management Division will perform
inspections before placing concrete, closing of walls,
installation of ceilings, etc. This inspection does not relieve the
A/E from the duty to monitor construction for compliance with
the documents. On projects with a State Plan Release, the
State Inspector will also perform inspections.
B.
Site Access, Utilities and Parking


1.
Site Access Restrictions
a.
Indicate location of Dumpster and route for debris removal
through occupied buildings on drawings.
b.
Restrict use of loading dock by contractor to minimum required
for loading/unloading supplies and materials.
c.
Indicate exterior access to building on drawings when required
by the project scope.
d.
Indicate where temporary walls or barriers are required for
limiting public access to the work site.
e.
Review vertical access within building, including use of stairs
and elevator, and how this will affect the use of the remaining
portions of the building.
2.
Site
Storage
a.
Consider requirements of Contractor for on-site storage of
materials. If on-site storage is not available, discuss with
Building Manager and UAO to select alternative storage sites.
3.
Utilities
a.
Consider project requirements for natural gas, electric power,
water, heating, and telephone/data lines.
b.
Review with UAO and Engineering Services when utilities
need to be rerouted, removed or abandoned in place.
c.
On small projects within existing buildings, the university will
provide the utilities at no cost the Contractor.
d.
It is the Contractor's responsibility to convey the utilities to the
point of usage and to provide the means of conveying the
utilities.
e.
Review with UAO and Building Manager the availability of
restroom facilities in the building for the Contractor's use.
4.
Site
Protection
a.
Consider disturbance to site improvements such as sidewalks,

driveways and plantings and how the site improvements will be
restored at the completion of the project.
b.
Provide for the Contractor to protect roof membranes from
damage and maintain warranty by having repairs done by a
certified roofing company.
5.
Parking
a.
Permits are issued by Parking Operations for Contractor's
Vehicles.
b.
Parking spaces may be limited for job site access. Review
with UAO the location and number of spaces available.


6.
Project Timing and Phasing
a. The project designer is responsible for documenting phases of
construction to accommodate the needs of the User. If work
must be done during holidays, weekends or evenings, then this
must be clearly spelled out in the Summary of Work.
b. Access to other areas may be required for the project. Review
with the UAO and building manager the project schedule to see
when access may be required and what furnishings may need
to be moved.

C.
Project Design Drawings

1.
Existing "As-Built" or "Record" drawings will be furnished by the UAO to the
designer for use during the design development and bidding phases of the
project.

2.
All architectural and engineering surveys of facility's existing conditions shall
include locations of structure, equipment, piping, ducts, chases, etc. The
Designer must verify all UAO-furnished "As-Built" or "Record" drawings in the
field insofar as possible. The UAO will provide for opening walls, ceilings
and pipe chases for investigation by the designer. The designer will be held
responsible for resolving any interference between existing and new ducts,
pipes, equipment, conduit routing, structure, etc. as shown on his drawings.

3.
The Designer shall include design consideration for accessible parking,
routes, doors, hardware, water fountains and restrooms where applicable.
Design shall meet the requirements of the Americans with Disabilities Act
(ADA) Indiana Accessibility Code (Chapter 31), and the Uniform Federal
Accessibility Standards. Refer to Part E of this document for additional
requirements.

4.
Engineering Services will advise the Designer on any special requirements

for positive or negative air pressure and return and exhaust air requirements
in laboratories or special function rooms. The Designer shall pay particular
attention to noise level of air movement out of supply diffusers and air quality
of the space.

5.
For remodeling projects careful planning is required to insure that finishes of
the newly created surfaces blend in with existing surfaces and finishes and to
avoid a "patched" appearance. Consider how to repair existing surfaces
when closing openings, taking out walls, partial removal of ceilings, etc. If
new materials adjoin existing materials in any one plane, the new materials
must be detailed to match the old materials in color, pattern and surface
texture. Provide details on the drawings to indicate how this is to be
achieved. If this is not possible due to the existing materials no longer being
available, then inform the UAO for resolution of this problem.

6.
Obtain approval from the UAO for locating and screening:
a. Ground transformers.
b. Trash enclosures.
c. Satellite dishes or communication towers.
d. Cooling towers.
e. Roof top equipment.
f. Above ground fuel tanks, emergancy generators, or other exposed
equipment.

7.
When required by the scope of the project, provide schedules on the
drawings for the following items

a. Contractor/Owner installation schedules for:



1. Owner furnished equipment or furniture.
2. Contractor furnished equipment or furniture.
3. Vendor furnished equipment or furniture
4. Existing equipment or furniture to be relocated.


b. Interior furniture, such as modular office partitions, when part of the
contract.



1. Provide two (2) furniture Control Books to the UAO when the
furniture has been selected and is ready for ordering.
c. Door Schedule, including hardware selections.
d. Interior Finish Schedule, including floor, wall, ceiling finish materials.

1. Indicate color selections or manufacturer's names. If more than
one material is used on a surface, indicate the location or areas
where the materials are to be used.

2. All materials, colors, finishes, product specifications, applications

and details shall be reviewed and approved by the UAO prior to
