ADDITION of KITCHEN and SCREENED PORCH and REMODEL ADJACENT AREAS

PROJECT SPECIFICATIONS
Affect changes to the Jones residence in accordance with J. F. Basnett Company Standard Specifications, as shown on
Plan, as described in Scope of Work, and with details and elements as further defined below.

Scope of Work
Kitchen and Living Room Remodel
Expand Kitchen with new Mud Room, Laundry and Farmers Porch.
Remove small window over existing Kitchen sink.
Remove two-wide window unit in Living Room and frame for two individual tilt-wash doublehung units.
Remove large bay window and frame for French Door unit in preparation for 3-Season Porch addition.
Remove decorative wood beams and wainscoting throughout Living Room.
Sand and refinish Living room wood plank flooring.
Install new cabinetry and countertops.
Install new appliances.
Revise lighting.
Install tile backsplash and tile flooring in Kitchen.
Install gas piping from new cooktop to new propane supply.

Lavatory, Pantry and Closets Remodel
Remodel lavatory and coat closet areas to create butler pantry, new coats closet and relocate laundry.
New tile flooring to transition at new Dining Room cased opening.
Replace toilet, sink and faucet.

3-Season Porch
Remove bay window and replace with French Door unit.
Construct 3-Season Porch off rear access through French Doors.
Construct wood landing and steps to grade.

Heating
Modify existing forced-hot-water system as necessary to accommodate design.
Toe-kick heaters are anticipated in Kitchen.


Interior Painting, Modifications, and Repairs
Patch, prepare, and repaint interior spaces impacted by remodel.

Paint all walls and ceiling in Living Room, Kitchen, Mud Room, Laundry, Lavatory, small hallway with Butler
Pantry and Coats Closet.
Paint rear wall of Dining Room impacted by remodel only.
Paint the wall of the front hallway from where the front wall intersects with the adjacent wall to the Living Room
and throughout the rest of the hallway and not including up the stairs.
Paint one wall in second floor Bedroom due to relocated window.
Paint beadboard walls, clapboards, trim and ceiling in 3-Season Porch.
Properly prepare and treat Douglas Fir posts and beams in 3-Season Porch.
Stain all new interior casing, windows and baseboard.
Remove and replace door to Basement with opposite swing from existing.
Remove and rebuild Garage stairs and landing to exterior.
Remove existing entry door to Kitchen from the Garage and create new entry to proposed Mudroom.
Cut through foundation wall in Garage for new Mudroom entry and access under expanded Kitchen area.
Replace front door unit.
Remove and relocate window in second floor Bedroom to gain the required clearance from the proposed raised
roof over the Kitchen.

Exterior Painting, Modifications, and Repairs
Prepare and paint new and existing house exterior as necessary from remodel.
Patch and blend exterior siding and roofing as necessary from remodel.
Remove gutter on rear roof of Garage and rework for new design.

PRELIMINARY AND REGULATORY
No conditions are anticipated to exist for this project beyond those ordinarily required.

TEAR-OUT & DEMOLITION
Tear out portions of existing conditions as necessary to affect construction as shown on Plan and as described
above under Scope of Work.
Remove cut out section of existing foundation wall.

SITEWORK
Dig and remove small trees and shrubs in rear in preparation for construction of 3-Season Porch and small deck off
of new slider, and one at Farmers Porch.
No transplanting is anticipated or included.
Field-determine proximity of Oak Leaf Hydrangea to rear corner of porch for construction access.

Excavate for four concrete support pier footings under the 3-Season Porch.

Excavate for two concrete support pier footings under the small deck to new sliding door.

Excavate for two concrete support pier footings under new exterior stairs to 3-Season Porch..
Propane trenching to be determined. See Plumbing section below.

Prepare for installation of concrete support pad footing under proposed Kitchen expansion.

Rough grade as necessary in front to accommodate one riser to proposed Farmers Porch.

Backfill pier footing excavation and rough grade to maximize proper rainwater run-off.

CONCRETE
Cut through existing foundation at Garage to accommodate new entry to proposed Mud Room and to gain access
under expanded Kitchen, Mud Room and Laundry area.
Form and pour concrete support pad for lally column placement within foundation under expanded Kitchen area.
Place four poured concrete pier footings for 3-Season Porch support and as located on plan.
Place two poured concrete pier footings for stairs off of new entry to 3-Season Porch and as located on plan.
Place two poured concrete pier footings for small deck off of new slider and as located on plan.
Place two poured concrete landings at small deck to slider and stairs to 3-Season Porch.

Pressure-treated deck framing.
